A full-gut renovation and custom addition transforming an outdated residence into a modern, open-concept family home in Mount Pleasant, South Carolina.
This Mount Pleasant residence was acquired directly from a long-time owner whose property had fallen into significant disrepair after years of deferred maintenance. What began as an ambitious renovation quickly evolved into a comprehensive redevelopment following the discovery of extensive structural deterioration and termite damage. The project ultimately included a full down-to-the-studs renovation, complete rear demolition and custom addition, modern reconfiguration of the floor plan, and upscale finishes throughout. The result was a completely transformed open-concept family home that significantly increased both functionality and market value while preserving the character of its established neighborhood.
Purchased directly from the homeowner and redeveloped through a complete residential transformation. The project expanded the home's footprint with a custom rear addition while rebuilding nearly every major system, creating a modern open-concept layout designed for contemporary family living.
Served as developer and project manager from acquisition through completion, overseeing budgeting, design coordination, permitting, contractor management, inspections, scheduling, procurement, quality control, and final delivery. Navigated unforeseen structural conditions, coordinated design revisions, and maintained project momentum throughout construction.
Despite significant challenges, including extensive termite damage, structural reconstruction, and evolving municipal inspection requirements, the project was successfully delivered as a high-end luxury residence. The redevelopment transformed a neglected property into a multimillion-dollar home while maximizing long-term value through thoughtful design, quality craftsmanship, and disciplined project management.
