Choosing materials that survive a coastal climate

Building near the water is a durability problem before it is a design problem. The Lowcountry climate finds every weak assembly.
The four stressors
- **Salt aerosol** corrodes fasteners, connectors, and equipment far inland from the beach.
- **Humidity** drives mold and rot in assemblies that cannot dry.
- **Wind-driven rain** defeats details that would pass in a drier climate.
- **UV and heat** degrade sealants, coatings, and polymers faster than manufacturer averages suggest.
Where to spend
- Stainless or hot-dip galvanised fasteners and connectors, matched to the metals they touch
- Coastal-rated windows and doors with tested installation details, correctly flashed
- Rainscreen or drainage-plane wall assemblies rather than face-sealed ones
- Corrosion-rated HVAC equipment and coated coils on exposed sites
- Roofing rated for the actual design wind speed, installed to the tested detail
Where you can save
Interior finishes, cabinetry, and cosmetic elements are replaceable. Envelope and structure are not. When the budget is tight, protect the assemblies that keep water out and hold the building down.
The maintenance conversation
Every coastal specification carries a maintenance schedule. Sealants, coatings, and equipment washdowns are part of the cost of ownership. Owners who plan for it get twenty years out of assemblies that otherwise fail in eight.
