Awendaw is an incorporated town inside Charleston County. The town issues local zoning permits and administers its own land use ordinance; Charleston County Building Inspection Services issues the building permit and inspects the work, and county stormwater review applies to land disturbance. Anything touching marsh, tidal water, or a dock adds SCDES coastal critical area permitting, and jurisdictional wetlands add the Army Corps of Engineers Charleston District. Septic approval runs through SCDES and is often the first application that should be filed.
Practical order: wetland delineation and septic site evaluation, then town zoning, then county building permit, with state and federal water permits running in parallel from day one.
